What's on the checklist
Every month
- Test smoke and carbon monoxide alarms
- Check the HVAC filter (replace every 1–3 months)
- Test GFCI outlets with the test button
- Look under sinks for drips
Spring (March–May)
- Inspect the roof from the ground for missing or lifted shingles after winter
- Clean gutters and make sure downspouts drain 6+ ft from the foundation
- Test the sump pump by pouring a bucket of water into the pit
- Schedule AC service before the first heat wave
- Check the foundation and basement walls for new cracks or dampness
- Reseal decks and check railings and stairs
Summer (June–August)
- Check the attic for leaks after big storms
- Keep 2 ft of clear space around the outdoor AC unit
- Trim branches that overhang the roof
- Power-wash siding gently (never the roof)
- Inspect caulking around windows and doors
Fall (September–November)
- Book furnace service before the cold-weather rush
- Clean gutters after the leaves drop
- Disconnect hoses and shut off outdoor spigots before the first hard freeze
- Aerate and overseed the lawn (early fall)
- Seal gaps around pipes and doors before mice move in
- Book snow removal for the season
Winter (December–February)
- Keep the heat at 55°F or higher when traveling
- Watch for ice dams along the eaves
- Clear snow from dryer, furnace and water heater vents
- Know where your main water shut-off is
- Keep a roof rake and ice melt that’s safe for concrete
Call a pro when
- You see water stains on ceilings or in the attic
- Breakers trip often, or outlets feel warm
- A tree develops a new lean or large dead limbs
- Water comes into the basement after rain
