What's on the checklist
From the ground (spring and fall)
- Look for missing, cracked, curling or lifted shingles
- Check for dark streaks, moss or sagging
- Look at flashing around chimneys, vents and skylights
- Check that gutters are attached and not sagging
- Note any dents on vents, gutters or downspouts (a sign of hail)
In the attic
- Look for daylight through the roof boards
- Check for water stains, mold or damp insulation
- Make sure soffit and ridge vents aren’t blocked
- Check that insulation is even and not compressed
Gutters and drainage
- Clean gutters in late fall and spring
- Check for granules (sand-like grit) in the gutters
- Make sure downspouts drain at least 6 ft from the house
After a storm
- Photograph any damage before repairs
- Get a professional inspection before filing a claim
- Don’t sign with door-to-door contractors on the spot
Signs it’s time to replace
- The roof is 20+ years old
- Problems show up on several slopes
- You’ve had more than one leak in the last few years
- Heavy granule loss or widespread curling
